Unregulated Growth Of Real Estate In J&K

Increasing interest for investments in real estate though necessitates regulation of both residential and commercial constructions in both twin capital cities Srinagar and Jammu and all major towns of Jammu & Kashmir but lapses in the regulation of both residential and commercial constructions deserve immediate attention and intervention of the Government for purposes of stopping haphazard and unplanned extension and expansion of cities and towns in Jammu & Kashmir. The issue of huge concern is the use of both Agriculture and horticulture land for residential and commercial constructions despite ban on use of these types of land for civil and commercial constructions. The ban on civil and commercial constructions on agriculture and horticulture land if implemented strictly would somehow also resolve the issue of illegal constructions in cities and towns across Jammu & Kashmir. So an effective regulation of real estate in Jammu & Kashmir would hopefully reverse the highly condemnable bad trend of either approving civil and commercial constructions on agriculture and horticulture land in violation of approved building permission rules or allowing such constructions without building permissions by the twin municipal corporations of Srinagar and Jammu and also the municipal bodies of all major towns of Jammu & Kashmir. Never forget the irrefutable fact that stopping the bad trend of allowing civil and commercial constructions on horticulture and agriculture lands will consequently increasing the production of all forms of crops and fruits particularly paddy and apple in Jammu & Kashmir and henceforth such a strong measure will hopefully also stabilize the economy of the farming community across Jammu & Kashmir. Regulation of the real estate could also be carried out for the purposes of taking all facilities to under construction residential colonies and upcoming commercial hubs in the twin capital cities and major towns of Jammu & Kashmir.

“The regulation of the real estate is largely necessitated by the extension of expansion of both residential and commercial settlements even in villages not declared towns despite unprecedented rise in populations and commercial activities during last more than decade or so. Establishing Real Estate Regulatory Authority (RERA) is good for both the investors and as well as the people but what matters is it’s strict implementation for the purposes of public welfare and development of trade and business for the purposes of generating more livelihoods for the people across Jammu & Kashmir”. Regulation of real estate is in fact more important for furthering the broader objectives of ease of living and ease of business than the imposition of property tax in cities and towns of Jammu & Kashmir

What matters the most is the that for both a home buyer and as well as investor buying space for running any commercial activity the accessibility to basic facilities is the prime concern which can be best addressed by an effective regulation of real estate in Jammu & Kashmir.
